Trades Pathway Home Offer Submission Form

Buyers interested in the 2024-2025 Trades Pathway construction home are invited to submit their formal offers below no later than Friday, May 9, 2025, and include proof of funding or financing (bank statement or written proof of bank loan).
 
Buyers can also attach an official offer document below. The document must include the buyer's name, contact information, proposed purchase price, method of payment, and proof of funding.
 
The selected offer will be chosen based on the proposed purchase price, the financial capability of the buyer, and the adherence to the conditions of the sale outlined below.
 


Conditions of Sale:

[1] The Trades Pathway project home is being sold in its current condition, "as is." The Sioux City Community School District makes no representations or warranties, express or implied, regarding the condition of the property, including but not limited to its structural integrity, mechanical systems, or any latent defects. The buyer acknowledges that they are purchasing the property in its current condition and agrees to accept it as such.

[2] The buyer shall pay ten percent (10%), cash or check payable to the Sioux City Community School District within three (3) business days from the day the offer is selected. Such deposit shall be forfeited to and retained by the seller as liquidated damages in the event that the remaining terms of the sale set forth herein are not fully and unconditionally performed by the buyer in a timely manner.

[3] The total offer price will be subject to Iowa and City sales tax totaling seven percent (7%).

[4] The buyer of the home must ensure its removal from the Harry Hopkins property before or by a date determined by the District, as specified in a separate agreement or as communicated by the seller.

[5] The buyer is solely responsible for the relocation of the home, including any associated costs such as sales tax, insurance, transportation, and other expenses related to the purchase and move of the home. Following the sale and during the process of moving the property, the buyer assumes full responsibility for any damages that may occur to the home, surrounding property, or any third-party property as a result of the relocation process.

[6] All moving permits and or fees required by applicable city ordinance(s) must be obtained and paid for by the buyer.

[7] Moving of the house cannot begin until personal checks have cleared the bank.

[8] The Sioux City Community School District reserves the right to reject any and all offers or parts thereof, and to waive any irregularities.
