Ward & Company Real Estate is IMP's general partner (“GP”) direct acquisitions business where we source and close multifamily acquisitions in collaboration with our Co-GP capital.

While we are located in Atlanta, GA, this role will be Hybrid. 

 

About Your Role

IMP is seeking an exceptional and experienced Acquisitions Associate to help grow our General Partner (“GP”) direct acquisitions business.  Your role will be to assist with underwriting, due-diligence and the closing process once deals are under contract.  Additional roles will include acquisition auditing support for IMP's client service business.  Your impact will be immediate and critical to successfully scaling the company's vertically integrated acquisitions and asset management business.  

What You'll Do:

  • Interfacing with the brokerage community and sellers directly to source multifamily investment opportunities for the firm's GP direct acquisitions business.
  • Perform detailed market research on supply/demand fundamentals, economic trends, comparable sales, vacancy, and rental rates.
  • Analyze and synthesize data from a variety of sources including CoStar, Crexi, and market research reports.
  • Assist with underwriting multifamily acquisitions, including creating and maintaining financial analysis, rent comp analysis, submarket analysis and market surveys.
  • Assist in performing due diligence including gathering and analyzing due diligence materials (income statements and rent rolls) and coordinating third party reports.  
  • Maintain pipelines in Monday.com that include deals underwritten, deals that offers have been submitted and closed transactions.
  • Perform auditing services for our client contracts & GP direct acquisitions business including reviewing leases, verifying property details, market analysis, title/survey, punch walk/acceptance walks, lease audits, maintenance audits and unit walk reports.   

 Who You Are:

  • Bachelor’s Degree in Real Estate, Finance and/or Business Administration, preferred not required. 
  • Licensed real estate agent/broker in Georgia, preferred not required. 
  • Previous work experience in commercial real estate, multifamily experience is preferred.  
  • Comfortable building & establishing relationships with brokers, owners, property managers and other industry related professionals. 
  • Comfortable in an entrepreneurial environment where one must be self-motivated and accountable.
  • Substantial experience analyzing real estate investments with a basic understanding of financial models and return metrics (IRR, COC, NPV, Direct spread analysis, etc).
  • Highly proficient with Microsoft Excel including the ability to create complex financials models and waterfalls from scratch is preferrd.
  • Professionally persistent and have grace and composure under pressure.
  • Excellent written and verbal communication skills.
