Must be authorized to work in the US.

Must be actively licensed with the Maryland Real Estate Commission.

While our Maryland office is located in Columbia, MD, this role will be Hybrid. 

 

About Your Role:

IMP is seeking an exceptional and experienced Senior Advisor, Investment Sales to help grow our multifamily investment sales market share in the Baltimore area and the surrounding cities of Maryland.  Your role will be to generate leads and convert these leads into listing opportunities for the firm.  In addition to procurement of listings, you will be responsible for marketing, transaction management, negotiating contracts, research & analysis, prospecting new client’s relationships, and networking with other industry professionals. 

 

What You’ll Do:

  • New business development via client outreach including cold calls (60+ calls per day), meetings and attendance at industry events.
  • Advise clients in achieving their investment real estate goals pertaining to valuation, acquisitions, and dispositions.
  • Prepare analyses of clients' properties, including Broker Opinions of Value (BOV), market comparables and research.
  • Participate in pitching and executing multifamily brokerage assignments
  • Ability to execute most facets of a transaction including property tours and investor phone calls.
  • Research the local market and track closed transactions within the company’s Monday.com platform.
  • Market exclusive property listings to qualified buyers.
  • Prospect new client relationships, and network with other industry professionals
  • Negotiating exclusive listing agreements, Letter-of-Intents and Purchase & Sales Agreements.
  • Participate in best-in-class training and ongoing skills-development workshops

 

Education & Licensing:

  • BA/BS in Real Estate, Business, Finance, Management, or in a related field of study preferred, MBA or related graduate degree a plus. 
  • Active and in Good Standing Real Estate license with the Maryland Real Estate Commission.

 

Preferred Experience:

  • A minimum of 3-5 years’ experience in real estate, preferably in apartment investment sales. 
  • Knowledge of the Baltimore real estate market, particularly multifamily investments and development.
  • Intermediate to advanced skills with Microsoft Office Suite including Excel, Word, and PowerPoint.
  • Strong sales and analytical skills and meticulous attention to detail, often in the absence of oversight, demonstrating care and pride in presentation quality.
  • Substantial experience analyzing real estate investments with a basic understanding of financial models and return metrics (IRR, COC, NPV, Direct spread analysis, etc).
  • Experienced with creating and performing client presentations and direct phone sales to win over new listing opportunities.  
  • Ability to balance multiple projects and to anticipate critical path requirements to meet client deadlines.
  • Willingness to work hard in a transaction‐oriented environment and to take ownership of project outcomes.
  • Interpersonal skills that include the ability to influence teammates and clients.
  • Highly‐developed verbal and written communication skills – ability to interact effectively and professionally with a wide variety of internal and external parties.
